Regulation of the Government of the Republic of Indonesia no. 18 of 2021 on right to manage, land right, apartment unit, and land registration.

This Regulation, consisting of 104 articles and implementing the provisions of Article 142 and Article 185 point b of Law no. 11 of 2020 on Job Creation, provides for: the right to manage, cultivate, build, use on land; apartment unit; land rights and management of underground and overground spaces; land registration. The following relevant terms are defined: land; State land or land controlled by the State, including: reclamation land, emerging land, land derived from relinquishment or submission of right, land derived from release of forest area, abandoned land, entitled land; right to manage; land rights; overground space; underground space; right renewal; land registration; abandoned land; destroyed land; land office.
Matters covered by this Regulation include: right to manage, including: utilisation of land, determination of fees and tariffs, relinquishment of the right, abolition of the right, reclamation land; right to cultivate, build and use on land, including: time period and conditions of right to cultivate, people to whom the right is granted, the following obligations related to right to cultivate: exploitation of activities of agriculture, fishery and cattle breeding in accordance with the allocation and requirements, cultivation of land in a proper way, construction and maintenance of the environment infrastructure and facilities existing, improving the fertility of the land, preventing damages and maintaining the preservation of the environment, maintaining the conservation function of water body boundary, facilitating the development of public plantation, proper use of water and other natural resources on the land; abolition and relinquishment of right to cultivate; subject of right to build; time period and conditions of right to build; obligations and prohibitions related to the right to build; subject of right to use; time period and conditions of right to use; abolition of right to use; annulment of land right due to administrative defect; granting of right to manage and land right for small island and in water areas; destroyed land and revocation of rights; land registration; final provisions.
