Abstract
These Regulations are made in exercise of the powers conferred by section 82(2)(o) of the Physical Planning Act, 2021. Part I of the Regulations contains the short title, definitions and prohibits any development which is not in accordance with these Regulations. Part II makes provisions in respect of the distance of the development from the boundary lines of a parcel of land, distance of walls and fences from the boundary, distance of building from right of way, distance of building from road or power lines, and other consideration that must be made for development. The provisions relating to management of storm and surface drainage water in any development, and protection of natural water courses are laid down. The standards for waste water disposal systems have been laid down. Part III provides for subdivision of land and lays down the conditions for obtaining permissions for the same. The requirements for creating and maintaining access after subdivision is provided. Provisions are made where subdivision affects public utilities, infrastructure, and public roads.
