Abstract
These Regulations are made in exercise of the powers conferred by section 82 read with section 22 of the Physical Planning Act, 2021. Part I contains the short title and definitions. Part II provides for the form and composition of land use plans, scheme maps and scheme texts. The classification of land use in to various zones is provided in Schedule 1 to the Regulations. Part III lays down the procedure for preparation and approval of land use plans. This includes consultations with stakeholders and various government authorities, publication of draft land use plan, consideration of objections, and finalisation of land use plan and publication.
Part IV lays down the requirements in respect of development plot coverage, natural green landscaped vegetation, building height, and subdivisions. It also makes provisions for change of use and use variations. The criteria for declaration of no development zone in land use plans is laid down.
