Abstract
The Land Code regulates land relations in the Republic of Armenia. It establishes the legal framework governing the classification, use, management and protection of land, and determines the legal regimes applicable to different categories of land. The Code defines the forms of ownership of land and the conditions for its possession, use and disposition, and sets limitations on the exercise of land rights in accordance with legal requirements.
The Code classifies land according to designated purposes, including agricultural, residential, industrial, specially protected, forest, water and reserve land. It regulates the allocation of land plots, the change of their designated use, and land-use planning and zoning. It further establishes requirements relating to land protection, including measures concerning the preservation of land condition and the prevention of degradation.
The Code sets out the grounds and procedures for the acquisition, transfer, restriction and termination of rights in land. It regulates transactions involving land, including alienation and lease, and establishes the legal regime applicable to state, community and private land. It also provides for the expropriation of land, compensation for losses, and the imposition of restrictions on land use.
The Code assigns responsibilities to competent state bodies for the administration of land resources, including cadastral registration, land valuation and maintenance of the state cadastre. It establishes provisions on monitoring and control over land use, liability for violations of land legislation, and procedures for dispute settlement.
